I wanted some simple roof repairs made to the apartment building I owned. There were some leaks that were minor, but I wanted them repairs before they became a major repair and not just a nuisance. I had never owned rental properties before, and I always did the repairs on my home, so I wasn’t sure of the protocol for doing repairs on an apartment building. Since it was a five-story building, I figure I needed a contractor for the roof repairs, but I wasn’t sure. I called a roofing contractor and told them what kind of building it was, and asked if they could repair the roof for me. He wanted to come to the apartment building and check out the situation. When he saw it was a flat top roof, he wanted to know what was underneath the roof. Were there more apartments or storage space? I showed him the apartment floor. He didn’t like the idea of needing to take any of the roofing. If there were leaks, it could be between the walls, and he pointed out areas where the roofing was lifted. I was thinking roof repair was going to turn into a roof replacement. I thanked him for the information and said I would be in touch with him. I called two other roofing contractors, and they all said the same. I was probably going to need a new roof and not just roof repairs. I asked all three companies to come back and give me a quote for the roof and asked how much it was going to cost.
